"Flooring company" covers several genuinely different products, and the material determines cost, durability and how well it suits Malaysia's climate before any other factor matters. SPC (stone plastic composite) flooring has a rigid waterproof core and has become the most commonly recommended option locally precisely because it tolerates humidity and the occasional spill without warping. Vinyl/PVC is similar in spirit but softer and often cheaper. Laminate looks similar to wood at a lower price but is more moisture-sensitive - a real consideration in a climate this humid. Engineered or solid wood gives the most premium look but needs the most care and is the least forgiving of moisture. A company that only carries one of these isn't necessarily worse, but you should know which one you're being sold and why it suits your specific space before comparing prices.
Supply-only vs. full installation changes who's accountable
Some flooring companies sell materials for a contractor to install; others offer installation as part of the service. This matters beyond convenience - if the flooring is supplied by one party and installed by another, and something goes wrong (uneven subfloor prep, gaps, an installation-related warranty claim), the two companies can point at each other. A company that offers both supply and installation under one warranty gives you a single point of accountability. If you're using a separate installer, get written confirmation from the flooring company that their material warranty still holds with third-party installation.
A measurement or consultation visit is worth insisting on
Flooring is priced and ordered by area, and accurate measurement affects both cost and whether you have enough matching material (dye lots can vary between production batches). Companies willing to do an in-person measurement or consultation before quoting are generally more reliable than ones that quote purely off a floor plan you send them - especially for irregular room shapes or renovation work where existing subfloor condition matters.
Ask for real project references, not just a product catalogue
A materials catalogue tells you what's available; it doesn't tell you whether a company has handled installations at the scale you need. For a home renovation, ask about residential project references. For an office or retail fit-out, ask specifically about commercial project experience - the installation demands (traffic load, timeline, working around an operating business) are different enough that residential-only experience isn't a reliable substitute.
Warranty terms and showroom access
Check what the warranty actually covers - material defects only, or installation workmanship too - and for how long. Because flooring is a highly tactile, visual product, a physical showroom you can visit to see and feel samples in person is a genuine practical advantage over ordering from photos alone, particularly for colour-matching against existing fixtures.
